Do I need a REALTOR?
In Ontario all that is required is a lawyer to complete a real estate transaction however, Realtors work in your favour protecting your interest and helping you navigate the real estate market. Team Garry Rai ensures that in every transaction due diligence is done.

Do I have to pay to market my house?
No. Once under contract with Team Garry Rai and the Zumin Real Estate Centre, we take care of everything from staging, marketing and open houses. Sit back, relax and let us take care of everything!
Should I renovate my home before selling?
The answer to this question is maybe. While renovations increase property value, it is important that we assess which renovations are required. Team Garry Rai often brings in an expert from the Zumin Home Centre to help assess the cost of renovations and when they can be completed in order to ensure that you’ll receive top dollar for your property.
Can I buy a new home while selling my current home?
We’d be more than happy to show you new homes! Bridge loans can be arranged through the Zumin Financial Centre if an immediate closing to secure a property is required.
Who pays the land transfer tax?
The purchaser is required to pay any and all land transfer taxes.
What are comparables?
Comparables are properties similar to your listing. We look at sales history, availability and market trends to assess a fair market value for your home or property. From that we’re able to derive other variables that may aid in helping you achieve a higher value for your home or property.
What is pre-sale home inspection? Should I get one?
We always recommend that you get a home inspection prior to selling your home, this helps circumvent any hiccups that may arise once an offer has come. An inspection can also add value reassuring the purchaser simplifying and inevitably speeding up the transaction process.
What is a waiver?
A waiver removes certain conditions from an offer; making it a firm and binding agreement.
