Congratulations! You’ve reached the first step towards purchasing your new home.
Our number one piece of advice is research, learn about the neighbourhood you want to move into, the amenities it offers and what your budget is.
Remember to be realistic, being a homeowner is expensive when factoring in your mortgage, insurance, utilities and misc fees, mishaps your home may endure, and all the other fees that come along with owning a home.
Talk to your bank or a Zumin Financial Mortgage advisor. Learn how much you can spend, what your budget is and get pre-qualified.
Research your agents. Determine their motivations for real estate, whether or not they’re able to see your vision. Remember your home is an investment, having someone sell you the right home is key to your future happiness!
Due diligence; Research some properties via our website, look at what’s on the market in your neighbourhood and what the prices are of your desired home.
Discuss your goals with your realtor. Team Garry Rai has the added benefit of being able to customize a home specific to a customers needs, so although you may not find your desired home on the MLS creating it isn’t a difficult process for us.
Get prepared. Closing costs can be expensive, budget for Land Transfer Taxes, Legal Fees, Insurance and other potential costs. We always recommend having at least 2.5% of the purchase price set aside for closing costs.
